We finally have a floor plan and blueprints for our new-build home! I’m not sure if I ever shared our first plan that we had over here. I know that I shared over on social media stories. BUT, we had the blueprints and everything. Once we moved to the cottage, we decided we wanted a completely different layout. It wasn’t the inside that was the issue. It was the way the entire house would have to set on the land. We didn’t want to lose anymore trees. If we have to take a few out, that’s one thing, but we didn’t want to remove a ton more. So, we decided to go back to the drawing board and start over from square one.
Must-haves included 3 bedrooms, the master being on the main floor. We wanted it to be around 2700-3000 square feet with big rooms. And with only rooms that we will use all of the time. We expressed all of our must-haves to our architect.
I shared a few photos of the outside a few weeks ago.
Keep in mind while you are looking at these plans. We all have different things we want in our homes. One thing that I have noticed is that people are very vocal about things THEY want in a new build. ???? Because you may want something one way, doesn’t mean we do. I had MORE messages about the fact we chose not to have a half bathroom on the main level. We want 2 baths total… one up and one down. We have thought it all through. I had someone actually ask…. “WHY would you want STRANGERS using your master bathroom?” That one made me laugh. ???? I don’t usually let strangers in my house to use the bathroom… it’s normally the girls, the grandsons, and family. Some of our friends come over but we just don’t allow random strangers in our home to use the bathroom. ????
I am telling you all of this because I am choosing to share with you simply to show you what we have come up with. It is what we have always wanted in a new home. I’m not asking for suggestions. I am not asking you to give me a rundown of what YOU think we would prefer in a home. ????
Anyway….. This is the layout that we came up with. There area few small changes yet, but for the most part, this is it.
You can see the main level has five main sections: kitchen, dining room, foyer, living room, master bedroom. They are bigger rooms with large windows which is what we want, and they are all rooms we will use all of the time. We love the fact that each room has two doors (besides the master) so you can walk in each room from two different sides. We told our architect that we wanted an old house feel. Neither of us like open concepts. They are beautiful, but I like cozy rooms. And I find them hard to get that feeling.
The stairway to the second level is going to be open to the top. I was excited when I saw this plan. I lived in a house like that for several years. The second level has a full bath and two bedrooms. We may take out one of the closets because of how many doors are in each room, but that’s the only thing that may change.
I have a Pinterest board with some of my inspiration pics for the house, including some that are just products that are beautiful. And, we hope to start this project here in the next several months. Stay tuned!

My most wanted list has a secret room hidden behind a swinging bookshelf or perhaps thru a Narnia style armoire. A very comfortable window seat, maybe twin size for guests. A walk in pantry. A library, with a rolling ladder. And a walk-in closet. And a hot tub.
Gotta have that secret room.

Love it! Not sure how I missed these the first time around???? So, thanks for sharing again! Love the plans! The only reason I would want a half bath on main floor is to use when one is working outside(getting dirty/muddy) This being so I wouldn’t track it all through the house. But, you will have the cottage to use for this scenario:))). Love all the fireplaces ????????????????. Love the big kitchen! Especially because the sink is NOT in the island!!!????
I agree…it’s that running through the house to go. Especially when you’ve been shopping and need to go NOW!
I have a house with a half bath off the laundry and one main full bath in the hallway . I hate it. I’d love to be able to always have an unmessy spot when friends come over. (The man has the half bath, and since it’s his responsibility to clean…never 100% sure what it looks like in there. ????????). But, I also lack storage, so my stuff is always out on the counter in a lazy Susan thing….which is why I hate just having the one bath.

You have created a very lovely and functional plan- can’t wait to watch this build. I will chime in as others have concerning a half bath. Mine is off my tiny mudroom area & I can’t tell you how many times I have barely made it from the garage into this bathroom LOL! Also, there have been times when repairmen, various workers on the house & property, electricians, etc. have requested the use of a bathroom- so glad to have them use the mudroom half bath.
She just said she wants no suggestions on what all of you guys prefer, but in your words you’re still going to “ chime in “ ? She chose what she chose and they’re happy with it.

Looks great…. But please please put another bathroom … maybe off mud room area … I hve been on your bathroom page b4 …. But as grandchildren get older and they bring their friends to your house etc you will wish u had a separate bathroom for them
